Study for a residential building in Vila Mariana, São Paulo, utilizing laminated timber (mass timber) and precast concrete structure. The project focuses on sustainable technologies in high-rise buildings, where the construction process is almost entirely industrialized, minimizing construction waste and significantly reducing the construction time. The project was developed in partnership with Crosslam (leveraging their experience in vertical timber construction) and BIX Soluções Construtivas, aiming for high technological performance.

The structural system is defined by a central tower of prefabricated concrete, MLC timber columns, and mixed PI slabs of laminated timber and concrete. The main facades are protected by balconies, and the side facades by metal panels. Internal partitions are made of drywall, and the bathrooms are pre-assembled with industrialized kits.

The apartments are 75m² with two bedrooms, and the structure allows complete flexibility of the internal spaces. The ground floor, in addition to common areas (bike rack, room with gourmet kitchen, and gym), includes a store directly connected to the street. Two basement levels accommodate vehicles and technical areas.
